The challenge

With 157 keys and distinct rooms and suite types, "Casitas", La Posada de Santa Fe Resort and Spa is situated on six beautifully landscaped acres. This upscale hotel dates from the 1880s, is located just 3 blocks from Canyon Road and just 4 blocks from Santa Fe Plaza, still had opportunity to grow RevPAR Index. Remington Hotels was tasked with unleashing its true potential and maximizing house profitability.

The solution

What do you do with an incredible property in an ideal setting that simply isn't living up to its potential? You take a deep dive into the revenue management systems by revising OY2 promotion lead times, implementing variable discounting by day of week and seasonality, and increasing RevPAR to fully enact the property's possibilities. At the same time, the new pricing structure took advantage of weekday discounting and seasonal specials to increase guest reservations during need periods. Promotions that had not resulted in incremental revenue in the past were identified and eliminated or restructured. The results were positive across the board, with 12.5% RevPAR growth in the first six months alone.
